ABOUT THE CITY OF ZAGREB

The City of Zagreb is the capital and the largest city of the Republic of Croatia.
Zagreb is the cultural, scientific, economic, political and administrative centre of the Republic of Croatia. It spans an area of 641,355 km2 with ca. 1 million inhabitants, including the suburban population.
Favourable transit position and infrastructure, as well as skilled work force are key assets in the city’s development strategy. Owing to its position and culture, Zagreb has always been a part of Central Europe.
Existing highways: A1 (Zagreb-Split-Dubrovnik), A3 (Slovenia/Bregana – Zagreb-Lipovac-Bajakovo/Belgrade), A6 (Zagreb-Rijeka), A4 (Zagreb-Goričan, which in Hungary connects with the highway to Budapest), A2 (Zagreb-Macelj which is an extension of the Pyhrn highway complex running from Nuremberg, Germany, to Belgrade, Serbia, A11 (Zagreb-Sisak, under construction), Zagreb Airport as one of the busiest airports in the country, and the fact that Zagreb is also a major railway crossroad – attests to the outstanding traffic connection of the city.

LOCATION

Hrvatski Leskovac is a 10-15 min drive from the centre of Zagreb. Regionally speaking, Zagreb is in the vicinity of the West European countries (Austria, Slovenia, Italy), and East European countries (Hungary, Serbia, Montenegro, Bosnia and Herzegovina).
In the immediate vicinity of the location there is the Arena Centre – a commercial and sports complex, Jarun Lake, Sava River, and highways A1 and A6.
The proximity of the city centre makes this site unique in Europe.

TECHNICAL OVERVIEW OF THE PROJECT

The land is right next to the railway and the Rijeka – Zagreb, Dubrovnik – Zagreb and Ljubljana – Zagreb highways, which are taken by more than 100,000 vehicles each day.
The surface area of the land on offer is 254,000 m2, while the gross developed building area is ca. 300,000 m2.
The land comprises zone K1, K2 and I, which means that it is possible to build industrial parks, business centres and buildings, shopping malls and a combination of all of the above.
According to the Urban Zoning Plan, it is necessary to design detailed development and infrastructure plans for this area.
